REAC inspections are coming!
REAC Inspections are coming to a property near you! HUD's Real Estate Assessment Center conducts physical property inspections of properties that are owned, insured or subsidized by HUD, including public housing and multifamily assisted housing. About 20,000 such inspections are conducted each year to ensure that assisted families have housing that is decent, safe, sanitary and in good repair. 22 AMHA Properties will be inspected between July and October. AMHA independently inspects each of its over 4300 public housing and multifamily assisted housing units on a bi-annual basis as proactive measure to ensure all units and building systems are safe, operational, and in sanitary condition. In preparation for REAC, AMHA performs an additional inspection of each unit to ensure it is REAC ready. Staff diligently works to physically test the function of all windows, doors, fixed lighting, stoves, plumbing, etc. to ensure that all components are functioning properly and make repairs as defects are discovered. This federal physical inspection scores each property between a 0 and 100, and the score directly impacts the PHAS (Public Housing Assessment System) score and determines when the next inspection occurs at your property. For example, if the score is the 90’s your next inspection is in 3 years, 80’s, 2 years and below an 80, the following year. AMHA currently has a cumulative score of 96.36%.
